What does each system check include?
Explore the maintenance and safety checks included in the plan.
Heating & cooling
- Furnace burners inspected, removed and cleaned; igniter and flame sensor checked, with readings verified.
- Standard 1-inch filters replaced and condensate lines inspected and cleared.
- Blower assembly inspected in place; blower motor, capacitors, flue piping, heat exchanger and gas pressure checked.
- Evaporator and condenser coils inspected and cleaned; refrigerant charge, compressor megohm test and condenser fan motor checked.
- Temperature split, all thermostat modes, and overall indoor and outdoor system condition checked.
Plumbing
- Water-heater sediment flush and 12-point safety inspection.
- Emergency water shutoffs at each fixture tested.
- Whole-house drain flow test.
- Faucets, tub and shower valves tested.
- Toilet dye tests to check for leaks.
Electrical
- Indoor and outdoor GFI receptacles and arc-fault circuits tested.
- Smoke detectors and batteries tested and inspected.
- Electrical panel connections, breaker and wire sizing, and manufacturer compatibility checked.
- Outside main electrical panel checked for safety.
- Main breaker location shown to the homeowner.
- All switches tested and inspected.
Filter replacement includes standard 1-inch filters only. Blower assembly removal and cleaning costs extra. Additional charges apply for severely impacted evaporator or condenser coils.
